Development Manager
Working as part of a team to manage new and existing projects to bring about delivery in accordance with financial targets and Company requirements.
Liaise and communicate effectively with internal colleagues and external consultants to help manage developments to achieve key milestones.
Help identify and carry out feasibility studies and appraisals of suitable new development opportunities having regard to Company policy and procedures.
Role
Support and assist Senior Development Managers, Development Directors and Project Managers to achieve key delivery milestones on projects across the portfolio. This may include early viability work, obtaining planning and other statutory consents, securing lettings and disposals, and establishing long-term estate management arrangements, helping to ensure projects are viable and deliverable at all times.
Help the SDM or DD to establish and manage project teams. Assist in providing guidance and instructions to external consultants retained on projects to ensure delivery of agreed project goals in line with programme.
Work collaboratively with the SDM or DD to make informed project decisions and co-produce solutions.
Assist SDM or DD with maintaining scheme development appraisals and programmes and regularly review inputs and outputs for purposes of considering different options to assist Company business planning.
Manage expenditure to ensure it is monitored and maintained within Company approval levels and seek new expenditure approvals as necessary.
Working alongside the SDM, DD or PM as appropriate help to ensure all legal agreements attendant to a project are complete and accurate and properly reflect the Company’s understanding of the transaction/risk profile.
Assist in the preparation of written reports and effectively report and communicate the activities and progress of relevant projects as required by Company timetables. Provide detailed information as required by the SDM or DD for Company forecasts, budgets and board papers.
Attend and minute meetings as required, including deputising for the SDM or DD as necessary.
Represent the Company in the marketplace in a professional and quality driven manner encouraging relationships which might deliver new development opportunities for the Company.
As requested by the SDM or DD, support the identification and securing of new development opportunities for the Company. Assist in preparing a thorough appraisal of new opportunities by undertaking market research, analysing market data and taking into consideration advice from external consultants.
Help promote the importance of Social Value and Sustainability within Company projects and ensure ESG policy and corporate procedures are adhered to during project implementation.
Skills and Knowledge
Experience in a Development Manager’s role or an equivalent position in a development consultancy or agency environment. Able to demonstrate a successful track record in contributing to the delivery of projects as part of team.
Experience in developing commercial appraisals
Preferred MRICS (from 3 years post-qualification experience as a guide)
Good verbal and written communication skills
IT proficient including MS Word, Powerpoint, Excel and Teams.
Commercially astute, tenacious, full of initiative and passionate about urban renewal
Good presentation and negotiating skills.
