The Role

A Project Manager is an essential member of the Muse development team. A Project Manager will take full ownership for certain aspects of a project and report directly into a Project Director.

A Project Manager will work closely with the Project Director, Development Managers / Directors and New Homes Team to ensure the successful delivery of projects and continued growth of the business.

Responsibilities

The responsibilities for a Project Manager are wide ranging supporting the Project Director or Senior Manager who maintain overall responsibility for the project. Exact responsibilities will change dependant on the specific requirements of a project including:-

  • Assisting in work bidding for new developments.
  • Procurement and appointment of consultant team.
  • Agreement and management of consultant fees including authorising payment in accordance with agreed cashflows / approvals.
  • Establishing a client brief.
  • Manage design and procurement programme and relevant approvals.
  • Manage development budget ensuring the project proceeds within agreed costs.
  • Assist with negotiation of third-party agreements, agreement for lease and funding agreements.
  • Ensure neighbourly matters (rights to light, party walls etc) are understood and progressed as required.
  • Manage procurement and delivery of any surveys and investigations needed.
  • Assist in marketing and branding of the development.
  • Ensure delivery in accordance with Muse protocols and gateway approvals.
  • Manage the procurement of main contractors and production of building contract documentation.
  • Procure the required insurances for the development.
  • Assist in the approvals process to allow a start on site in accordance with Muse protocols.
  • Manage and monitor construction cashflow.
  • Attend site regularly and monitor construction quality and compliance with Muse’s brief.
  • Authorise payments under the building contract, drawdowns under funding agreements and manage cashflow expenditure.
  • Manage the completion and handover process.
  • Manage completion of any snagging / defects.
  • Assist in providing progress reports for Muse board meetings and forecasts.
  • Attend and contribute to regular scheme reviews and quarterly forecast meetings
  • Ensure lessons learnt from projects are shared with Muse colleagues.
  • Develop key relationships with partners and the regional property / construction market.
  • Build an understanding of general market conditions, challenges and trends and share with the Muse team.
  • Consider areas where Muse can innovate, carry out research and development and challenge our ways of working and procedures.
