Prince’s Gate advances high-quality, energy-efficient affordable homes

Working with Oldham Council, we’re bringing together experienced partners to support the delivery of the £28 million first phase of Prince’s Gate, with Legal & General Affordable Homes set to deliver 75 high-quality affordable homes and Oldham-based contractor Willmott Dixon leading construction works on site.

Prince’s Gate will also be the first scheme in Oldham to be delivered using funding from the Greater Manchester Combined Authority’s Good Growth Fund secured in November 2025, underlining the significance of the project within the regeneration of Oldham town centre and Greater Manchester more broadly.

With these delivery partners now in place, main construction is fully underway following ground investigations and site preparation works earlier this year, with hoardings erected and activity progressing.

Located on the former Prince Street Car Park, adjacent to the Mumps Metrolink stop, Prince’s Gate will transform a prominent brownfield site into a welcoming new gateway to Oldham. It is the first of six consented regeneration sites to move into main construction, representing another important step in delivering the long-term vision for the town centre.

The homes are being designed to meet the Future Homes Standard, with the partnership targeting energy performance around 70 – 75% better than current building regulations. This ambition reflects a shared commitment to delivering sustainable, high-quality homes that are fit for the future.

Backed by significant public and private investment, Prince’s Gate demonstrates the confidence being placed in Oldham’s regeneration and the strength of the partnership delivering it. Together, Oldham Council, Muse, funding partners and Willmott Dixon are working to create new homes, attract investment and support the long-term transformation of the town centre.

Alongside delivering new homes, the project will generate lasting benefits for local people through a comprehensive programme of social value initiatives. These include work experience opportunities, T Level industry placements, targeted employment support, apprenticeships and partnerships with local businesses, SMEs and voluntary and community organisations throughout construction.

Scheduled for completion in summer 2028, Prince’s Gate will provide the first completed homes within Oldham’s wider town centre regeneration programme, creating a vibrant new neighbourhood at one of the town’s key gateway locations.
