We’ve sold the first phase of employment land at WestonM6, around 35 acres of fully serviced plots, to Hillwood, marking the next step in delivering a landscape-led employment destination shaped around nature, wellbeing and long-term economic growth for Crewe.
The land, which sits within the emerging WestonM6 neighbourhood between the A500 and David Whitby Way, benefits from detailed planning consent for three high-quality logistics and industrial buildings totalling almost 800,000 sq. ft. Hillwood will deliver all the units on a speculative basis, building on the strong momentum already underway across the wider development and adding to the growing cluster of businesses choosing Crewe as their base.
We’re currently delivering across the site, including new estate roads, utilities, drainage and a 26-acre biodiversity habitat, will continue as development managers of infrastructure for Hillwood, supporting the long-term WestonM6 masterplan and its integration of landscaping, habitat creation and high-quality public spaces. The emerging employment neighbourhood combines modern workspace with green space and active travel routes, whilst the acquisition signals confidence in Crewe’s growth as a strategic hub for innovation, manufacturing and logistics, strengthened by exceptional connectivity near Junction 16 of the M6.

Bob Tattrie, for Hillwood UK said:
“We are delighted to have concluded this significant transaction for this super prime industrial and logistics site, which has the benefit of being capable of starting on site in 2026. It will be one of the largest speculative industrial development schemes in the UK next year.
“With a total capital investment of over £100 million, Hillwood Park Crewe will provide an excellent range of accommodation sizes, with demand seen coming from both the Midlands and North West regions given the site’s prominent links to Junction 16 of the M6. We’re delighted that it presents another opportunity for us to speculatively develop best-in-class, sustainable units.”
On behalf of the landowner, a subsidiary of Co-op Group, Rob Bignold commented:
“We are pleased to have concluded the sale of Phase 1 of WestonM6, Hillwood Park, Crewe, in partnership with Muse. The first phase of WestonM6 will see significant investment in the site, providing the opportunity to unlock employment and economic benefits for the area.”
Looking ahead, work to bring forward phase two of the wider WestonM6 masterplan, which benefits from outline consent for a further 447,298 sq ft of warehouse space, is expected to progress early next year, continuing the delivery of a green, connected and sustainable employment destination for Crewe.
This phased approach supports the long-term vision for a landscape-led commercial environment where nature, accessibility and economic opportunity are woven together.
Together, these elements are creating a modern employment location where high-quality workspace sits within a thriving landscape of nature corridors, new habitats and welcoming public spaces, supporting both business productivity and employee wellbeing for generations to come.
