Lewisham Gateway: the culmination of 20 years of placemaking

We are proud to announce the completion of Lewisham Gateway – the £500 million mixed use regeneration of a 14-acre site situated in the heart of Lewisham.

This flagship regeneration has seen the re-imagining of a congested traffic island into a thriving new neighbourhood. Over 1,000 homes, 25,000 sq ft of shops, cafes and restaurants, 20,000 sq ft of workspace, a gym, multiplex cinema and expansive new public realm including a public park have been delivered.

Spanning over 20-years, Lewisham Gateway has represented one of the most ambitious regeneration projects in southeast London. As part of the complex works, we re-routed and uncovered two rivers, diverted major utilities, and reimagined the major roadway which had occupied the site.

Through the regeneration, two public squares with views of St Stephens Church and a new public park, Confluence Park, have been created. This park is framed by the now unearthed Quaggy and Ravensbourne Rivers which flow through the neighbourhood. These new public spaces form part of an extensive urban greening programme to promote biodiversity and nurture wildlife at a site previously dominated concrete.

Lewisham Gateway has also reconnected Lewisham railway station, DLR and bus station with the town centre and high street. Thousands of passengers are now being directed through new pedestrian connections towards the town’s established shops and businesses, helping to drive further investment and long-term economic growth across Lewisham. The regeneration has also reinvigorated Lewisham’s night-time economy, with an array of new bars, restaurants and shops set to open for residents, visitors and the Lewisham community.

The announcement marks the completion of our two-decade long journey at Lewisham Gateway, having led the regeneration since 2004 alongside partners. This includes Lewisham Council, the Mayor of London, Transport for London, Homes England and the local community.

The announcement comes following the completion of the final phase of Lewisham Gateway, containing 649 homes, extensive public realm and commercial spaces.

Chris Coxall, Project Director at Muse, said:

We are delighted to announce the completion of Lewisham Gateway. ”

“From the outset, we were determined to ensure that this was more than just a regeneration project, but a defining moment in the history of Lewisham.”

“By uniting around a shared vision and goals with our partners and the community, we have come together to overcome critical challenges and realise this long-term, transformative change.”

“Lewisham Gateway is testament to the power of public-private partnership working. It has delivered against our ambition to bring people and place together, an ambition which was set over 20 years ago.”

Cllr Brenda Dacres, Mayor of Lewisham, said

Throughout the process of creating Lewisham Gateway, Muse and our partners have remained steadfast in their commitment to delivering against our strategic plan for the site ”

“Delivering much needed housing for Lewisham and London, with community and social infrastructure, as well as opportunities for jobs and skills for local people.”

“We have listened to our communities and our partners throughout this two-decades-long journey, and I am thrilled that with its completion, the benefits of Lewisham Gateway will be felt for generations to come.
