These are blueprints tailored to the needs and ambitions of each place, grounded in creating long-lasting positive impact.

An emerging masterplan for Bradford City Village is being delivered by ECF – our national partnership with Homes England and L&G with Bradford Council. The fifth phase of the £350m Talbot Gateway regeneration is well underway, and we have handed over our first affordable homes at the landmark Stroudley Walk in Bromley-by-Bow.

Developing talent is a priority for us, and we invest in training and support at every level. It ensures our teams continue to grow, adapt and bring forward new ideas without slowing down. Our people are our greatest asset, and we are committed to supporting them in their development.

In Manchester, Birmingham, Leeds and London we have skilled regional teams which are complemented and supported by an experienced central presence.

Throughout the entire life cycle of place, we draw on a broad range of specialist disciplines, from sustainable growth and ESG, legal and commercial strategy, finance and residential market intelligence, to estate stewardship, brand development, marketing and communications, IT and HR. Together, our experts provide the insight, rigour and cross-sector perspective needed to shape resilient, successful places.

This amplifies our local strength and helps ensure that the latest insights and innovation gained across our national portfolio are shared and applied.

We’re also continuing to invest in the next generation of talent. Our apprentices and trainees, including colleagues like Abiola, Jadon and Raheim, are already bringing fresh ideas and energy into our teams. Alongside them, we’re fortunate to have long-standing colleagues whose experience provides continuity and deep insight. Together, they strengthen the way we work and the places we create.

Partnership and community

We can increase our impact further by linking in our national partnerships too. ECF is an example of how working together can support the delivery of two decades of impactful local results.

When creating the core team to take on a project, we structure it to mirror the workstreams and needs of a place.

Each member is chosen for their relevant insight and experience and is given a defined role to match. This gives us the ability to work within a partnership framework that ensures outcomes are rooted in an area’s ambition.

Community conversations are paramount to this. They help us ensure we are creating places that put local people at their heart – as we are currently doing in Greyfriars with West Northamptonshire Council, and in Warrington with Habiko, our joint venture partnership with Pension Insurance Corporation (PIC) and Homes England
