Habiko launches community conversation on plans for 240 new affordable homes in Warrington

Habiko is bringing forward plans for a site at Academy Way in Warrington, building on its vision to develop affordable, low-carbon and low-energy homes in order to unlock a better future for the environment and the community.

Launched in late 2024 Habiko is our joint venture housing innovation partnership established with Pension Insurance Corporation (PIC) and Homes England, with a focus on delivering low-carbon, low-energy affordable homes for rent. The homes will be built across England in areas of high demand for this type of housing, in accessible locations close to employment opportunities and designed to help residents save money on their energy bills.

The joint venture has today launched its plans for around 240 new affordable one and two bed apartments at Academy Way, Warrington.

Owned by Warrington Borough Council, the site is located to the south east of the Time Square district in the heart of Warrington Town Centre and was selected as a strategic location where new affordable homes for rent will be well served by public transport, pedestrian routes and a vibrant town centre. The site currently contains an unoccupied retail unit that will be demolished to make way for the new homes. The project seeks to help boost the local economy through job creation and new skills to support green innovation.

The proposed scheme, designed by AHR Architects, will revitalise this sustainable brownfield site and create an opportunity to connect the development to Time Square and the wider pedestrian network around the town centre. Academy Way, Warrington, will be a car-free development by virtue of the site’s sustainable town centre location and will feature a central landscaped courtyard for future residents to enjoy.

Habiko will be hosting an in-person Community Conversation event on the mezzanine level of Warrington Market between 12.30 and 16.30 on Friday 28th November 2025. Residents and businesses are invited to come along and share their views on the proposals.

Representatives of the project team will be on hand to talk through the proposals and answer any questions. Feedback forms will be available on the day inviting comments on the proposals.

After the Community Conversation ends on Monday 15th December 2025, the project team will review all feedback to help shape the proposals ahead of preparing a full planning application. The planning application will be submitted to Warrington Borough Council once feedback has been reviewed.
