Leveraging our partnership approach, we can deliver at scale across the South

Over the last 12 months we have completed three major regeneration opportunities across the capital. Each has delivered hundreds of new homes, including a large number of affordable homes. This includes one of the largest forward funded Build-to-Rent deals in the UK at Lewisham Gateway.

Across the first phase of Manor Road Quarter, Hale Wharf, and Lewisham Gateway we have delivered over 1,200 new homes in areas where they are needed most. In addition, Stroudley Walk in Bromley-by-Bow will complete later this year and deliver a further 274 homes, in partnership with Poplar HARCA, including 115 affordable homes.

The delivery of high levels of affordable housing has been critical to our approach in recent years. We’ve been highly responsive to the needs and demands of our local authority partners and the communities in which we operate.

Across the South, but in London especially, there is a huge requirement for affordable living. By continuing to work together with partners such as Lovell – another Morgan Sindall Group company – we can continue to deliver and have recently consulted on a plan for over 200 affordable homes in Horsham.

Of course, there is much more we can do as we look ahead to 2025.

In Stevenage and Slough, we are developing exciting visions for major mixed-use regeneration. Each is an opportunity to invest and re-invigorate town centre economies by bringing new homes, retail, transport improvements, and public spaces.

Delivering mixed-use regeneration at such a scale, relies on our partnership approach. Uniquely, we can enhance and support delivery by leveraging the experience of ECF (our established partnership with Homes England and Legal & General) and Habiko (our newest partnership with Homes England and PIC).

Both ECF and Habiko bring together like minded organisations with bespoke skills. Together we can enable the delivery of challenging or difficult opportunities. This might be because of viability challenges, infrastructure requirements, or simply complexity.

ECF already has a strong track record of delivery, including at Manor Road Quarter in Canning Town.

Habiko is fresh and new to the market. With a focus on delivering highly sustainable and affordable homes, we see a tremendous opportunity to unlock a wide range of regeneration across the South. We’ll be doing much more to introduce Habiko to our public sector partners over the coming months.

This includes in the South West, where our teams have delivered some of the region’s most imaginative regeneration.

Wapping Wharf in Bristol was delivered with our local partners Umberslade, including 450 new homes within a vibrant new neighbourhood, a retail quarter and the restoration of the Grade II listed City Gaol Gate.

As part of ECF, we have been delivering the regeneration of Millbay in Plymouth which refurbished the historic docks to create over 500 new homes to date alongside a 171-berth marina, homes, shops, workspaces, and a 1,000-pupil school. We are working with public sector partners to unlock the final phases to complete this ambitious new neighbourhood.

The South West is a region where we have done some of our most important work, and we see significant future opportunity to delivery mixed-use regeneration at scale – in line with our wider strategy.

We have much to be proud of over the last 12 months, but 2025 is packed with even more opportunity. Whether that’s new partnerships, new places, or new delivery approaches we have an exciting vision and the capability to take advantage.
